Rates are based on occupancy of 8 people and are subject to change without notice. A deposit of 50% is required to confirm your reservation. Deposits are non-refundable. The balance is due upon check-in. Pets are allowed for an additional flat fee of $250.

Higher rates apply during special events and holidays. These events include, but are not limited to, Fantasy Fest, Christmas, New Year’s, Parrothead, Hemingway Days, Sailboat Races, Powerboat races, etc.

The front desk is open from 9am to 7pm at the Old Town Manor located at 511 Eaton St. If you are checking in after-hours or have special needs, please let us know. We reserve the right to refuse accommodations to bachelor/ette parties and Spring Breakers. Should a room be reserved to host this type of event you will be asked to leave with no refund for deposit and outstanding nights. We unfortunately cannot offer refunds on deposits for trips cancelled due to bad weather or cancelled flights. We strongly suggest using a travel insurance company for a few extra dollars to ensure peace of mind. Guests who are asked to leave for inappropriate behavior will not receive a refund for any outstanding nights. No smoking inside house – fine of $200. Use of drugs will result in a dismissal with no refund for deposit and outstanding nights.

Cancellations made in less than 21 days, or 60 days for special evens, prior to your arrival date are subject to a $25 cancellation fee. Deposits are non-refundable for reservations made in less than 21 days. For additional guests, an extra fee of $50/person per night will be strictly enforced. Cribs and kid beds are available upon request.

There is a standard minimum 3 night stay effective all year but it subject to change for holidays and special events. Additional tax of 11.5% is imposed. Pets are not allowed. Smoking inside the property is not allowed and a fee of $200 will be assessed if violated. Smoking is permitted on the porches and garden area.
